Development starts just above Spring Hill; bulldozers relentlessly churn further north from here every day. Spring Hill is about 38 miles north of Tampa, and is somewhat inland.
Spring Hill offers many pleasant places to live, although its central corridor, U.S. 19 is an unending series of strip malls and chain stores. Away from the strip one can find many developments, some of which are designated as age restricted and others which tend to be age-restricted by choice. Many are built around large lakes with offer pleasant water side living, others feature golf courses or are closer to the Gulf. The nearby planned community of Hernando Beach offers water access and a relaxed lifestyle.
A search in late 2007 on Yahoo Real Estate found more homes for sale at significantly lower prices than just 6 months before. There were 2,916 homes on the MLS with a median price of $189,900. In the real estate classifieds there were 2,670 listed with a median asking price of $199,900. Spring Hill is located in Hernando County.

What Is Not Special about Spring hill
There is some question whether rapid growth can be controlled. There does not appear to be a central downtown. U.S. 19 is not appealing, although you can certainly buy anything you want there.

Spring Hill is located a few miles from the Gulf, about 36 miles north of Tampa. Currently it is the biggest town between Tampa and Tallahassee. Many lakes are in the area. The average Jan temp is in the high 50s and the average July temp is about 80. There is a lot of rain in the summertime.
Restaurants & Cultural Scene
For culture at this point one would best head to Tampa or St. Petersburg to the south.

The Oak Hill Hospital and the Spring Hill Regional Hospital are both located here.
Transportation
Tampa International Airport is 36 miles away. The Tollway is a new road that promises to open up the area to development. In the meantime it offers a fast way to get to points south.
